AIE is providing comprehensive construction management and inspection services for Kings County Criminal Court renovations at 120 Schermerhorn Street, Brooklyn, NY. Located in the civic center of Brooklyn between Schermerhorn, Smith, and State Streets, the courthouse is a 10-story steel-framed building completed in 1929. With over 264,810 sf. of building area, it currently houses the criminal court and various city offices. The purpose of the project is to renovate the restrooms to meet ADA compliance.
The scope of the project includes demolition, asbestos-containing materials abatement, concrete work, carpentry, MEP, and interior finishes, among others. The project will include a phased major interior renovation of all restrooms including demolition of existing restrooms and installation of new interior walls, floors and ceiling finishes, plumbing fixtures equipped with sensor-activated devices, toilet partitions, restroom doors, signage, and lighting throughout areas of work on each floor of the building. A new mechanical exhaust fan will also be installed on the rooftop.
The building has a total of 13 floors. The top 3 floors are for building utilities and do not have any restrooms. Each floor has a women’s, men’s, and unisex restroom with a couple of exceptions. The project will be conducted in six (6) phases. Phases 1 and 2 involve work on floors 9-13 and will be completed simultaneously. Phase 3 will consist of work on the 7th and 8th floors. The work on floors 1-6 will be done in Phases 4 and 5, on the north and south of the building respectively. Phase 6 will consist of work on the holding areas on the 9th floor.
During the pre-construction phase, AIE provided construction support services, which included development of a comprehensive project meeting schedule with the contractor, NYCDDC, and other stakeholders. AIE participated in all project meetings; recorded meeting minutes; provided scheduling guidelines to the contractor; prepared, maintained, and monitored all project milestones and submittal schedule; and reviewed and commented on contractor submittals.
Currently, the contractor is in the submittal phase. AIE is managing all documentation and is handling RFIs submitted by the contractor, providing timely responses. AIE is also conducting weekly construction progress and coordination meetings and will be managing the project during the course of construction. Mobilization for construction is scheduled for summer 2022.
