AIE is providing construction administration services for the DAS/DCS in support of the Berkshire Hall Conversion-Phase 1 at Western Connecticut State University in Danbury, CT. The scope involves creation of a new food services commercial kitchen and student dining facility, including a loading dock for food service near Osborne Street and a site retaining wall adjacent to Haas Library. There will be approximately 22,000 gross sf. of new construction and approximately 10,000 gross sf. of renovation. The scope includes removal of the basement, first, and second floors of Berkshire’s classroom wing, the locker and fitness center wing, as well as investigation of re-use of the theatre wing and retaining the gymnasium footprint.

AIE is supervising day-to-day work and serving as primary contact for DAS/DCS. We are responsible for ensuring adherence to project schedules and budgets as a means of minimizing overall project cost and maintaining DAS/DCS planning and occupancy schedules. During the Pre-Construction Phase, AIE is working closely with the design team and is providing analysis and review of the schedule, review of constructability and cost estimate, value engineering, and attendance at all pre-bid and design phase meetings as well as trade contractor scope meetings. AIE will also be providing reviews of all design documents and bid packages and provide preliminary field operation analysis review and reporting for all project construction records (RFIs, ASIs, RFPs). Our scope also includes coordinating construction budget cost reconciliation with the Owner, Agency, CMR, and A/E as well as bid analysis and review of an application for payment.

During the Construction Phase, AIE will conduct and keep records of construction phase meetings, review construction schedule for meeting contractual milestones, review schedule of values and safety plan, monitor the construction budget, and coordinate all commissioning tests and reports as necessary. We will make site visits to monitor progress, document progress with photographs, review compliance, and payment requisitions, coordinate RFIs, and change order requests. AIE will also provide regular progress reports to the DAS/DCS Project Manager on items of importance and assist with the project closeout process, including obtaining the certificate of occupancy, creating punch lists, ensuring punch list items are satisfactorily addressed, finalizing and handover all project documentation for the records, coordinate and document all warranty/guaranty information, assist with claims management, and recommend project acceptance and final payment. AIE will support the DAS/DCS project team throughout the entire project utilizing PM Web.
