Replacement of Two Chillers at 61 Woodland Street
AI is providing design services for an on-call M/E/P engineering services contract for the CT Department of Administrative Services (DAS), Division of Construction Services (DCS). Tasks include preparing schematic design, design development, final design, and contract documents. During construction, AI is providing contract administration services that include RFI responses, design clarifications and submittal review for general conformance with the contract documents. As part of this contract, AI provided design and contract administration services for the replacement of two existing 350-ton Carrier centrifugal chillers installed in the basement of the state office building located at 61 Woodland Street, Hartford, CT. These chillers were installed in the early 1990’s and had reached their end of life with increased maintenance costs and reliability problems. This chiller location was below grade with restricted access through the garage floor above. As part of schematic design, AI provided a study of possible new chiller configurations including energy cost savings and the potential cost of installation. Several chiller options including frictionless magnetic bearing types, oil free refrigerant types, multiple compressor units as well as current conventional centrifugal chillers were considered.
Our recommendations for two new 350 ton chillers, each with dual compressors, that utilize variable speed drives and magnetic bearing technologies were incorporated into our final design. The onboard chiller controls manage all chiller compressor staging as well as cooling tower functions as well as the related pumps based on start-stop commands received from the existing Building Management System (BMS). A new chiller room heating and ventilation system was designed. A new refrigerant monitoring and exhaust system was integrated into the room ventilation system. Our design included the conversion of the existing 208V chiller service to 480V. The required removal and replacement of the load bearing concrete and steel floor of the garage above the chiller room to allow the chiller removals and new equipment installation was included in our design.
