AI worked to convert 43,000 sf. of existing hospital patient rooms, nursing stations and a surgical unit into a secure Class A office space to house the relocated Hartford Regional Offices of U.S. Veterans Benefits Administration. The project area was situated on a portion of three floors in the hospital, and the areas adjacent to the work remained active during construction. The project required full architectural, mechanical, electrical, plumbing and fire protection design, as well as full construction services. The project included demolition and removal of walls, floor coverings, ceilings, HVAC systems, plumbing, electrical and fire sprinkler system, all without interruption of the core building systems.

Full isolation from the adjoining active spaces was required for dust and noise control. Architectural design included a high-quality oval-shaped client reception area with circular reception desk and cabinets, a complete modular office furniture installation, direct and indirect lighting and full architectural finishes throughout the entire project area of walls, floors, ceilings and lighting to develop a sophisticated Class A office space. Included in the design was the creation of kitchen and break areas for the employees.

The M/E/P design included upgrading the existing building air handlers in place to handle the increased building heating/cooling loads and air exchange requirements. Additional air handling units were also installed on the roof of the building for the computer room and several other areas. A complete pre-action fire sprinkler system and large back-up UPS power supply system was developed for the computer room. A security system was designed to control access to health records and secure document handling areas, the computer room, the claims file area and the adjudication space. Seismic design was incorporated where necessary for large equipment, piping, lighting and ceilings. As prime contractor that guaranteed a fixed price for the project, AI procured subcontractors by competitive bids and negotiated their contracts and purchase materials. During construction AI performed the construction supervision and quality control inspection, undertook health/safety training program regularly with all construction works, reviewed all shop drawings, insured that work conformed to the plans and specifications and that construction was completed on time and on budget. AI reviewed all subcontractor requests for payment and prepared the monthly invoices.
